County families, employees, neighborhoods, and the local economy.
The Oakland County Treasurer’s Office works all year to help our
residents and business owners retain their property.
If you are an Oakland County property owner and are unable
to pay your delinquent property taxes due to a financial
hardship, employment or business loss, health concerns or other
challenges, we’re here to help!
If your property or the property of someone you know is on this list,
please pay the delinquent taxes by March 31, 2023 to prevent
foreclosure. If the 2020 and prior years taxes cannot be paid
in full, please contact our office to discuss available options to
prevent foreclosure.

As required by Michigan law, county treasurers must advertise
properties that are at risk of tax foreclosure in a newspaper publication
to notify the public. If you have a delinquent tax balance for 2020
or prior years and do not pay your balance before March 31, 2023,
your property will be subject to foreclosure on April 1, 2023.
Taxpayer Assistance Meetings are available for you to speak one-
on-one with a Treasurer’s Office team member to review repayment
options. Our financial counselors also are available to provide free,
one-on-one, and confidential assistance to you.

Open Letter to All Oakland
County Property Owners
The following parcels have delinquent
property taxes for the 2020 and prior
tax years. The amount listed was the
balance due as of December 1, 2022.
The current amount required to prevent
foreclosure must be obtained from the
Oakland County Treasurer as additional
interest, fees, and penalties may have
accrued since that date. The Treasurer’s
Office website, address and phone
number are listed below.
The General Property Tax Act, Public Act
206 of 1893, MCL 211.1 to 211.157 as
amended, requires the Oakland County
Treasurer to foreclose real property for
failure to pay delinquent property taxes.
Pursuant to MCL 211.78g, the below
listed parcels were forfeited March 1,
2022. MCL 211.78h requires the Oakland
County Treasurer to file a petition in the
Circuit Court seeking a judgment of
foreclosure.
In accordance with MCL 211.78i(8)(g),
“unless the forfeited unpaid delinquent
taxes, interest, penalties, and fees are
paid on or before March 31, 2023, or in a
contested case within 21 days of the entry
of a judgment foreclosing the property
under section 78k, the title to the property
shall vest absolutely in the foreclosing
governmental unit and that all existing
interests in oil or gas in that property shall
be extinguished except the following:
(i) The interests of a lessee or an assignee
of an interest of a lessee under an oil or
gas lease in effect as to that property or
any part of that property if the lease was
recorded in the office of the register of
deeds in the county in which the property
is located before the date of filing the
petition for foreclosure under section 78h.
(ii) Interests preserved as provided in
section 1(3) of 1963 PA 42, MCL 554.291.”
In accordance with MCL 211.78i(8)(g) “a
person with an interest in the property
may lose that interest and any equity
associated with that interest as a result of
the foreclosure proceeding under section
78k and that all existing interests in oil or
gas in that property will be extinguished
except the following:
(i) The interests of a lessee or an assignee
of an interest of a lessee under an oil or
gas lease in effect as to that property or
any part of that property if the lease was
recorded in the office of the register of
deeds in the county in which the property
is located before the date of filing the
petition for foreclosure under section 78h.
(ii) Interests preserved as provided in
section 1(3) of 1963 PA 42, MCL 554.291.”
Anyone having or acquiring an interest in
this property should contact the county
treasurer to verify the status of taxes on
the property.
Redemption of this property may only
be granted upon payment in full of all
forfeited unpaid delinquent taxes, interest,
penalties, and fees by March 31, 2023
or in a contested case within 21 days
of the entry of a judgment foreclosing
the property. If payment is not received
this property may be sold and occupants
may have to vacate. Additional interest
will continue to accrue at the rate of one
and a half percent (1.5%) per month, until
foreclosed or paid. Additional fees will be
added as they occur.

year and must be renewed each year to

The following list represents parties that
appear to have title, lien or other apparent
rights to the parcels being foreclosed by
the Oakland County Treasurer. Your
rights may be affected even if you are
not named in the list if the person named
is deceased and you are an heir to
the estate, receive an assignment, or
purchase the property from a named or
unnamed person.
This notice is required by law if it appears
that a party may hold any undischarged,
apparent, or potential title or lien right to
the property, even if the party no longer
claims or desires an interest in the
property.
Listing of a party does not necessarily
indicate ownership of a parcel, or liability
for the property taxes.
This list is not an offering of property for
sale. These parcels are not being sold,
auctioned, or otherwise made available
by virtue of this notice. There is no
procedure for purchasing these parcels
from the Oakland County Treasurer at
this point in the foreclosure proceeding.
If foreclosed, parcels may become
available at public auction in the summer

approaches. These parcels remain
the property of their current owner until
redemption rights have expired. No
party shall make any attempt to inspect
or enter upon these properties assuming
them to be for sale. This may constitute
trespassing and subject the offender to
criminal prosecution.
Any party who holds a legal interest in
the property at the time the judgement
of foreclosure is effective has the right
to make a claim for any remaining
proceeds, after a sale or transfer of the
property under section 78m, which first
requires completing and sending the
Notice of Intention required by MCL
211.78t to the Oakland County Treasurer
no later than July 1, 2023.

The Oakland County Treasurer will conduct an administrative show
cause hearing on January 24, 2023, at 10:00am. in the Commissioners
Auditorium at
1200 N. Telegraph Rd., Pontiac, MI 48341 in accordance with Section
211.78j. Any person with a vested interest in the forfeited property may
appear at the hearing and redeem the property or show cause why
the parcel should be removed from foreclosure. Persons will receive a
hearing in the order in which they arrive.
MCL 211.78k(2) states “A person claiming an interest in a parcel of
property set forth in the petition for foreclosure may contest the validity
or correctness of the forfeited unpaid delinquent taxes, interest,
penalties, and fees for 1 or more of the following reasons:
(a) No law authorizes the tax.
(b) The person appointed to decide whether a tax will be levied
under a law of this state acted without jurisdiction, or did not
impose the tax in question.
(c) The property was exempt from the tax in question, or the tax was
not legally levied.
(d) The tax has been paid within the time limited by law for payment
or redemption.
(e) The tax was assessed fraudulently.
(f) The description of the property used in the assessment was so
indefinite or erroneous that the forfeiture was void.”
MCL 211.78h requires holding a Judicial Foreclosure Hearing.
This hearing will be held at 8:30am, Monday, January 30,
2023 in front of Judge Martha Anderson at 1200 N. Telegraph
Rd., Pontiac, MI 48341. The docket number of the petition
is 2022-194590-CZ. A person claiming an interest in a parcel
who desires to contest the petition for foreclosure must file written
objections with the Clerk of the Circuit Court and serve a copy of
those objections to the Oakland County Treasurer.
A person claiming an interest in property being tax foreclosed
wishing to challenge the foreclosure is heard by a judge. The
person may contest the validity or correctness of the foreclosure
for the same reasons that the person contested the foreclosure
at the Show Cause Hearing. Pursuant to MCL 211.78k(4) the
judge may also withhold the property from foreclosure if the court
determines that the owner is any of the following:
(a) a minor heir,
(b) incompetent,
(c) without means of support, and/or
(d) is undergoing a substantial financial hardship.
